Tavira Garden Apartment 15-1A; Description

This is a large 2-bed, 2-bath fully air-conditioned duplex apartment whose front door opens directly onto the lush gardens of the complex, close to one of the pool areas and to the gym.

The covered area is approx 120sqm/1300sqft and the entire floor area is tiled. There is a small breakfast balcony off the living room overlooking the gardens. A roof terrace with sea views is also available.

Off the entrance lobby are the dining room and the kitchen. From the lobby, steps lead down to the living room and up to the bedrooms. The living room and both bedrooms are air-conditioned; other than the kitchen, all windows are fitted with “blackout curtains”.

Bedlinen and towels are provided. NOTE: You need to bring your own beach towels. Bedlinen is normally changed once per week; towels are changed weekends and mid-week when bathrooms are also cleaned. Additional changes and/or maid-service on request.

The access area for the apartment is pedestrianised with ample safe parking close by. The complex grounds, the gardens and the common areas are well lit at night. While both the complex and the town of Tavira can be regarded as relatively safe/secure areas, a sturdy wall safe with 3- to 8-digit user-set electronic combination is provided.

The living room has two couches – 1x3-seater, 1x2-seater, stools, graceful standard lamps, occasional tables, prints, etc. Equipment includes stereo unit, CD, DVD player and Sat TV with BBC & ITV 1 to 4; BBC World; Sky News, CNN; Books, CD's etc. WiFi Broadband is available free at Reception.

The dining room has a 6-place dining table and is adjacent to the kitchen. Both kitchen and dining room are equipped to cater comfortably for 6 people. The dining room also has a two-seater sofa-bed which doubles as a pull-out bed capable of accommodating two small children or one adult.

The kitchen includes 4-plate hob + electric oven; microwave; cordless kettle; coffee percolator; toaster; juicer; soup-maker; etc. There are also fridge/freezer, dishwasher, vacuum cleaner, iron/board, drying frame, etc. The complex includes a self service launderette where washing machine and drier may be used at a small charge.

The master bedroom has a double bed, individual bedside tables and reading lamps, wardrobe, chest of drawers, mirror, etc. This bedroom has a bathroom “en suite” with bath, shower, WC, bidet, shaver socket, mirror, etc.

The second bedroom has twin beds with shared bedside locker and reading lamp, wardrobe, chest of drawers, mirror, etc. The second bathroom is adjacent to this bedroom; it has shower, WC, shaver socket, mirror, etc.

There are two pool areas each with one adult and one kids pool. The main pool area is beside the restaurant and has a flamboyant pool bar. The adult pool is ~25m x 10m with a max depth of ~2,2m.
The second pool area is at the rear of the complex and is quieter and well suited to families with small children.
Toilet and shower facilities are provided at both pools.
No charges apply for residents or renters. You may invite outside visitors for a small daily charge.

There is a breakfast balcony off the lounge equipped with table, chairs, umbrella, etc. The balcony enjoys the morning sun and has good sea views.

The mature, extensive gardens are well maintained -- three permanent gardeners. The many tree varieties include carob, olive, palm, jacaranda, etc. There are many flower beds. The gardens are one of the most attractive feature of the complex.
BBQ and picnic areas are provided in the gardens.

There is ample, relatively safe on-street parking within the well lit complex -- no parking charges apply.

The kitchen is comprehensively equipped to cater comfortably for six people. There are 4-plate hob, oven, microwave, jug kettle, juice press, liquidiser, etc. There is a dishwasher but for laundry you need to use the on-site launderette which charges €5 (in 2008) for three hours use of a washer plus a drier.

The complex includes a self service launderette -- a charge of €5 (2008) applies for a 3-hour reservation of 1 x Washing + 1 x Drier.

Crockery, cutlery, glassware, etc are ample for a party of six people.

Dining table is a full six-seater.

The dining room (separate from the lounge) includes a sofabed capable of accommodating one adult or two children.

Satellite TV includes BBC and ITV, CNN, SkyNews, etc. There is a DVD/CD player, etc. An informal library of CD's, DVD's, Tapes, Books, etc, is provided. WiFi broadband Internet is available free at Reception.

Ample wardrobe and drawer space provided.

The double bed in the master bedroom is kingsized, the twin beds are 3'6" (170cm).

Iron and ironing board provided.

There is a couch in the dining room which opens up as a double sofa-bed but we recommend it for two children or one adult. The sofa-bed, a camp-bed and/or a travel cot are included in the charge for extra guests over and above the nominal four guests on which pricing is based.

Full cleaning and linen changed every 6 to 8 days.
Towels are changed each 3 to 4 days.
NOTE: You need to provide your own beach/pool towels.

Additional maid service available on request (€10 per hour, min 2 hours).

Check-in is normally 16h00, check-out 10h30 but flexible if overlapping bookings permit.
An extra charge of €15 or GBP12 applies for check-in after 20h00 (8pm). Note that Portugal (unlike Spain) is in same time zone as UK + Ireland.
Changeover day is flexible -- please enquire.

One small, well trained pet may be acceptable – please enquire. Pet is charged at GBP40 or €45 per week.


A travel cot complete with bedding is included in the facilities provided. A baby's "high chair" is available on request. Baby-sitting can be arranged. Unfortunately, we are not in a position to provide a stroller or a car seat.


There is a full, comprehensively equipped gym on site offering also personal trainer facilities.
Tennis, boules and four swimming pools (2 x adult, 2 x kids) are also available on site.

The local Camara (town council) organises a wide varirty of activities entertainments during the year -- street theatre and music; book fairs, antiques fairs; arts & crafts fairs; a film festival; visiting dance, theatre and music groups, etc.

The nearby beaches of Ilha da Tavira offer 13km of fine white strand -- and a remote nudist beach.

The Ria Formosa nature park surrounds Tavira. The Algarvean hills, while not officially a nature park, offer a further opportunity to commune with nature -- or just to wander.

The Guadiana Valley (the border between Spain and Portugal) with its many walled towns offers some excellent sightseeing -- you can also take a river cruise to see the towns. Tavira itself has many Moorish remains -- and, of course, a Roman Bridge still in everyday use.

Golf courses abound, there are five within 5 to 15 mins drive. The nearby Benamor course (3 miles) offers an excellent venue for lunch while the Quinta da Cima course is rated by those in the know as one of the best course in Portugal (Nº 1 in Portugal according to the authorative 2004 PEUGEOT Guide).

While there is a marked absence in Tavira of the disco bars which abound on the western side of the Algarve, there are two discos in town which are highly regarded by younger visitors -- they typically open at about midnight and close about six am!

And there is always the sun and the water sports if you run out of things to do!

The apartment is equipped to accommodate up to six guests.
Prices based on party of four but discount 20% September to June for party of two (max one child aged 12 or less may accompany at a surcharge of GBP 5 or Euro 6 per night).
At any time, a fifth or sixth guest can be accommodated in a sofa-bed or a camp-bed at a charge of Euro 6,00 or GBP 5,00 per night.
A small pet may be included subject to prior approval at a charge of Euro 45,00 or GBP 40,00 per week.
No charge for travel cot or high chair if requested when booking.
Short stays (min 3 days) are charged at 1/6th of weekly rate per day.
Prices include utilities (Air-con, Sat TV, WiFi broadband, etc).
A non-refundable booking deposit of 25% (minimum €200 or GBP200) is required to secure reservation.
The balance is payable 8 weeks (56 days) prior to start of rental.
The balance is partially refundable as below and insurance is recommended:
- 75% on cancellation within 55 to 42 days before rental start
- 50% on cancellation within 41 to 28 days before rental start
- 25% on cancellation within 27 to 14 days before rental start
- 0% on cancellation less than 14 days before rental start

Pricing is shown in GB pounds but we will quote in US$ or in Euro on request. Payment may be made as follows at renter's option:
- by UK or Irish cheque;
- Bank transfer in GBP, Euro, US%;
- by PayPal in Euro, GBP or US$ subject tio a handling charge of 2%.

The master bedroom has an en suite bathroom with bath, shower, bidet, WC, cabinet, etc.
The second bathroom is beside the twin bedroom.
