This is a 2-bed, 1-bath second floor apartment close to one of the pool areas and to the gym. The covered area is approx 90sqm/ 1000sqft plus a small breakfast balcony off the living room overlooking the gardens and a large roof terrace with sea views (furnished with loungers, BBQ, etc). The apartment is fully air-conditioned and is fitted out to accommodate up to 6 people. WiFi broadband is available free at Reception.

The living area of the apartment is open plan but with separate living room and dining room. The kitchen is quite roomy and has a serving bar counter to the dining room. The entire floor area of the apartment is tiled. The living area and both bedrooms are air-conditioned; with the exception of kitchen and bathroom, all windows are fitted with “blackout curtains”.

Bedlinen and towels are provided and changed. Bedlinen is changed, and apartment cleaned, each 6 to 8 days; towels each 3 to 4 days. Additional changes and/or maid-service available on request. NOTE: You need to provide your own beach/pool towels.

The access area for the apartment is pedestrianised with ample safe parking close by. The complex grounds, the gardens and the common areas are well lit at night. Both the complex and the town of Tavira can be regarded as relatively safe/secure areas. A sturdy wall safe with 4-digit electronic combination (your choice) is provided.

The living room furniture includes a sofa-bed capable of accommodating two children or one adult. A camp-bed and/or a travel cot are also available. Equipment includes stereo unit, DVD-player and Sat TV with BBC & ITV; Sky News, CNN; informal paperback library, CD's, etc. WiFi Broadband is available free at Reception.

The dining room has a 6-place dining table and a serving bar counter to the kitchen. Kitchen and dining room can cater comfortably for 6 people.

The kitchen includes 4-burner gas hob; electric oven; microwave, cordless kettle; coffee percolator; toaster; juicer; soup-maker; etc. There are also fridge/freezer; dishwasher; washing machine; vacuum cleaner; iron/board; drying frame; etc. The complex includes a self service launderette where a drier may be used at a small charge.

The master bedroom has double bed, individual bedside lockers and reading lamps, wardrobe, chest of drawers, mirror, etc. The second bedroom has twin beds with individual bedside lockers and reading lamps, wardrobe, chest of drawers, mirror, etc. There is a shared bathroom positioned between the two bedrooms; it has bath, shower, bidet, WC, shaver socket, mirror, etc.

The apartment is a 10 to 15 minute walk to the old Roman bridge which is usually regarded as the centre point of Tavira.

POOL:

The main pool is 25m x 10m x 2,2m. It is located beside the reception/ restaurant area and includes a Caribbean-style poolbar. There is a kids pool adjacent to the adult pool.

There is also a smaller pool area at the other side of the complex. This is usually much less busy and is favoured by families with smaller children -- or those just looking for peace and quiet!

The apartment has a large balcony -- both the lounge and the main bedroom have double doors which open onto this balcony. The balcony is equipped with table + chairs to allow breakfasting in the sun.

There is also a large, private roof terrace offering panoramic views over the sea, the town and the countryside. This terrace is equipped with loungers, table, chairs, umbrella (sun, not rain!), BBQ, etc.

Parents are cautioned not to allow children on to the roof terrace unless properly supervised.

GARDEN:

The mature, extensive gardens are well maintained -- three permanent gardeners. The many tree varieties include carob, olive, palm, jacaranda, etc. There are many flower beds. The gardens are one of the most attractive feature of the complex.
BBQ and picnic areas are provided in the gardens.

PARKING:

There is ample, relatively safe on-street parking within the well lit complex -- no parking charges apply.

KITCHEN:

The comprehensively equipped kitchen has a bar counter giving serving access to the dining room. It includes 4-plate hob, oven, microwave, fridge/freezer, dishwasher, washing machine, coffee-maker, jug kettle, blender, etc.

Crockery, cutlery, glassware, etc, is provided to cater comfortably for 6 people.

UTILITY AREA:

A small self-service launderette is available where washing machine and drier may be rented at €5 (2008) for three hours.

LIVING/LOUNGE AREA:

The lounge is comfortably furnished, including tasteful wall hangings. It is bright and airy with double doors opening onto the balcony. It is air-conditioned and equipment includes Satellite TV, DVD player, etc. The large couch you can see in the photo opens up as a sofa bed capable of accommodating two small children or one adult. WiFi Braodband available free at Reception.

BEDROOMS:

There are two bedrooms, both airconditioned and equipped with ample wardrobe and drawer space, individual reading lights, etc.

One bedroom is equipped with a doudle bed, the other with two single beds. The windows have blackout curtains.

The couch in the living-room converts into a sofa-bed which can accommodate two small children or one adult. A travel cot (max ~2 years) and/or a camp-bed can also be provided.

Bed-linen is supplied and changed after seven days. Bath- and face-towels are provided and changed each three to four days; you are expected to provide your own pool-/beach-towels.

GAMES ROOM:

While the restaurant offers some table games, the enthusiast will be more comfortable visiting some of the specialist locations downtown.

CLEANING INFORMATION:

Full cleaning, and linen changed, every 6 to 8 days.
Towels are changed each 3 to 4 days.
NOTE: You need to provide your own beach/pool towels.

Additional maid service available on request (€10 per hour, min 2 hours).

CHANGEOVER NOTES:

The normal changeover day is Saturday but this is not critical -- alternative days can usually be accommodated, please enquire.

Check-in is normally 16h00 (4 pm), check-out 10h30 (1030 am) -- note that Portuguese time (unlike Spain) is the same as UK + Ireland.

When overlapping bookings permit, ckeck-in and check-out can be flexible.

Late arrival, defined as arrival at the complex after 20h00 (8 pm), attracts a service charge of €15,00 or GBP12.

LINEN NOTES:

PET NOTES:

One small, well trained pet may be acceptable – please enquire.
Pet is charged at GBP36 or €45 per week.
Strict rules exist on the complex regarding where pets may and may not go, and about cleaning up after them.

There is also a "pet hotel" nearby which we can recommend.

BABY FACILITY:

While a travel cot (max ~2 years) with bedding and/or a "high chair" can be provided, no special facilities are available for small babies. We cannot provide a stroller or a car seat.

The on-site gym offers a comprehensive range of machines as well as jacuzzi, sauna, etc. A personal trainer is also available.

LOCAL AMENITIES/ATTRACTIONS:

The local Camara (town council) organises a wide varirty of activities entertainments during the year -- street theatre and music; book fairs, antiques fairs; arts & crafts fairs; a film festival; visiting dance, theatre and music groups, etc.

The nearby beaches of Ilha da Tavira offer 13km of fine white strand -- and a remote nudist beach.

The Ria Formosa nature park surrounds Tavira. The Algarvean hills, while not officially a nature park, offer a further opportunity to commune with nature -- or just to wander.

The Guadiana Valley (the border between Spain and Portugal) with its many walled towns offers some excellent sightseeing -- you can also take a river cruise to see the towns. Tavira itself has many Moorish remains -- and, of course, a Roman Bridge still in everyday use.

Golf courses abound, there are five within 5 to 15 mins drive. The nearby Benamor course (3 miles) offers an excellent venue for lunch while the Quinta da Cima course is rated by those in the know as one of the best course in Portugal (Nº 1 in Portugal according to the authorative 2004 PEUGEOT Guide).

And there is always the sun and the water sports if you run out of things to do!

BOOKING NOTES:

The apartment is equipped to accommodate up to six guests.
Prices based on party of four but discount 20% September to June for party of two (max one child aged 12 or less may accompany at a surcharge of GBP 5 or Euro 6 per night).
At any time, a fifth or sixth guest can be accommodated in a sofa-bed or a camp-bed at a charge of Euro 6,00 or GBP 5,00 per night.
No charge for travel cot or high chair if requested when booking.
A small pet may be included subject to prior approval at a charge of Euro 45,00 or GBP 40,00 per week.
Short stays (min 3 days) are charged at 1/6th of weekly rate per day.
Prices include utilities (Air-con, Sat TV, etc).
A non-refundable booking deposit of 25% (minimum €200 or GBP200) is required to secure reservation.
The balance is payable 8 weeks (56 days) prior to start of rental.
The balance is partially refundable as below and insurance is recommended:
- 75% on cancellation within 55 to 42 days before rental start
- 50% on cancellation within 41 to 28 days before rental start
- 25% on cancellation within 27 to 14 days before rental start
- 0% on cancellation less than 14 days before rental start

Pricing is shown in GB pounds but we will quote in US$ or in Euro on request. Payment may be made as follows at renter's option:
- by UK or Irish cheque;
- Bank transfer in GBP, Euro, US%;
- by PayPal in Euro, GBP or US$ subject tio a handling charge of 2%.

Please advise your preferred method of payment.

BATHROOM/ENSUITE:

The fully tiled bathroom is located centrally between the two bedrooms. It includes bath, shower, bidet, WC, WHB, cabinet, etc.
