The property comprises of the families country residence, wine cellars and vineyards. Separated from the main buildings but within the gardens are the two rental apartments in a beautifully converted barn.The Barn built around 1650 was converted into two apartments during 2004 making a wonderful place to relax, enjoy a peaceful holiday or use as your base for exploring Tuscany. ABOUT THE PROPERTY:

The front door opens into the open plan Living area with kitchen-corner dining table and chairs and comfortable sofa’s. A corridor leads to the Master bedroom with double bed, antique furniture and terracotta tiles. The second bedroom has 2 single beds. The shower room has a bidet. The terrace is shaded and equipped for dining alfresco or simply sitting back and enjoying the view, another terrace near the 18 x 6m pool is equipped with barbeque and furnished for eating outdoors or enjoying panoramic views of uncontaminated countryside and mountains.
On arrival, a quality welcome hamper, wine.
This is truly a delightful private place to relax, enjoying the special Tuscan way of life, with superb views.

For those who want to immerse themselves in Italian culture there is always plenty taking place; Genoa, European capital of culture for 2004 is 1hr drive and well worth a visit. Florence is 1.5hrs drive or you can take the train from Villafranca. Lucca 1hr drive a delightful city; hire a bike and pedal around the city walls. Parma or Genoa are both 1hr away for the opera.

The region is scattered with castles built by the Malaspina family, the Brunella fortress of Aulla houses the Lunigiana Museum of natural History.

In the Autumn there is the ritual of the chestnut harvest together with the hunt for porcini - the most highly prized variety of Italian mushroom.
In Winter, whilst one cannot sunbathe, the sun still shines and the skies are often blue despite the dip in temperature, and with the winter comes skiing. There are three local ski resorts: the nearest is at Zum-Zeri
Lunigiana is a veritable paradise for walkers, painters, photographers, and those who simply enjoy the pleasures of life.

There is an excellent open air olympic size swimming pool in Villafranca with high diving board, water fountains, children's pools and a large lawned picnic area naturally shaded by chestnut trees and equipped with BBQ's. This facility is 20 minutes drive from the house and has been completely refurbished during 2003. As the pool is open air it is only open during the summer months.

" Ranch La Collina", is the local equestrian centre just 15 minutes drive away. There really is no better way to explore and discover this spectacular landscape than from the back of a horse. Trails take you across a variety of terrain, as the Lunigiana can be classed as one of the most untouched rural areas in the whole of Italy, with a wide choice of woodland, mountains, valleys, rivers, lakes, streams and medieval hamlets. A truly unforgettable experience!
Alternatively you can hire quad bikes to explore the old tracks and trails. There is a Tennis club in Villafranca with indoor and outdoor courts. The nearest Ski resort is Zeri 1hrs drive. Nearest Golf coarse is at Lerici 45min. Botanical gardens 30min. Mountain and forest walks right outside your door. The high meadows are abundant with flowers and heavy with their perfume. Parma is 1hr away for the nearest Serie A football team.

Lunigiana is easily accessed by road, rail, or air. Three major airports at Pisa, Genoa and Parma serve the area and all are within easy driving distance on good motorways. Nearest airport is Pisa. Hire a car at the airport and take the A12 north towards Genoa, then take the A15 towards Palma exit for Pontremoli property is 2 km. Approximately 1hr Journey time. Accurate maps and directions with booking conformation.

POOL:

it is forbidden to leave children alone near the swimming pool, it is forbidden to bring small boat or plastic animal inside the swimming pool.
Before enter the swimming pool it is necessary take a shower. The swimming pool is cleaned and disinfected twice a week.

PATIO:

Just out the Cipresso and Quercia apartments there is a quite patio with midollino armchairs and a little table on a side and a big wood table with chairs to have breakfast or lunch/dinner.

GARDEN:

The property is on a green mellow hill surrounded by flowers and trees and a beautiful vineyards.

PARKING:

There is a large parking area next the house for the owners and the guests.

UTILITY AREA:

clothes dryer, cooker, fridge, satellite Tv, iron and iron board, bathroom with shower, bidet, barbecue on the veranda, swimming pool with a shower, two chairs, two deck-chairs, and a beach umbrella for apartment.

LINEN NOTES:

Linen and towels provided. Linen are changed once a week, towels are changed twice a week.

BOOKING NOTES:

Availability of the property will be confirmed by ourselves or an authorized agent of La Borghesa by telephone or email. A deposit of £100 should be paid, quoting your holiday dates. If we accept your booking, which is confirmation of the contract between you the client and ourselves, you will receive a booking confirmation by email. The balance of the house rental is due eight weeks before your holiday begins. Bookings made within eight weeks of the start of your holiday must be accompanied by the whole cost by Bank transfer to our bank account. We reserve the right to treat the booking as cancelled if the balance of the price remains unpaid eight weeks before the start of the holiday and the cancellation terms as stated will apply. Confirmation of receipt of the balance will be sent by email. Directions to the property together with any relevant documents will be sent at that time.
