Sleeps 4. A beautiful property sitting in a small peaceful hamlet just outside Cognac in SW France. The accommodation has been created through the sympathetic conversion of the old wine storage area and forms part of a series of buildings that were once an old cognac distillery. Standing in 2 1/2 acres of landscaped gardens and parkland and surrounded by vines, the accommodation also has a pool, BBQs a gamesroom with table tennis, american pool, badminton and a video/DVD lounge. L'Ancienne Distillerie is the perfect place to relax and unwind

ABOUT THE PROPERTY:

L'Ancienne Distillerie has been developed to provide the highest standard of accommodation and on site facilties whilst retaining the original charm and character of the old distillery building and cognac storage barns. The property Martell has been created through the renovation of a barn, a well room and wine storage vats giving it a unique character. It is one of 4 independant,luxury gites set around a central courtyard.

The property is entered through a private courtyard hidden behind wrought iron trellis work. The main living area is open plan and incorporates a modern kitchen, comfortable armchairs and a dining table. From the lounge area there is access to the secluded private patio which is furnished with a table and chairs.

The property is single storey on the ground floor.

Whilst the property has only been available to rent since May 2005 we have already had wonderful feedback from our guests and approximately 50% of our business comes from returning holiday makers or personal recommendations.

POOL:

On site there is a large 13m by 6m pool set in a secure enclosed courtyard. the pool surround is terraced and offers plenty of space for sunbathing with the walls of the courtyard acting as a perfect suntrap. Sunbeds and parasols are provided.

PATIO:

There is a private secluded patio to the rear of the property. A table and chairs are provided for alfresco dining. In addition there are 2 further communal terraces and patios set within the landscaped gardens that overlook the surrounding vines and countryside. The communal patios are also furnished with tables, chairs and BBQS making them the perfect place to watch the sun go down with that chilled glass of local wine.

GARDEN:

2 1/2 acres of landscaped gardens and parkland are available for our guests to enjoy. In the parkland there are ancient walnut tress and a number of fruit trees and the property is bounded on all sides by the vines of the Grande Champagne. A large planted terrace offers a communal area for BBQs or you can simply watch the sunset and enjoy the wonderful views of the countryside. The buildings of the old distillery are arranged around a central courtyard with additional landscaped gardens and a fish pond and small waterfall

PARKING:

Secure covered parking is available in the large barn opposite the property.

KITCHEN:

There is a modern fitted kitchen with a gas cooker, dishwasher, microwave and fridgefreezer. The cupboards are well stocked with crockery, utensils and cutlery so you can be sure that you have everything you need for eating in however don't forget the many local restaurants that are available for you to try.

UTILITY AREA:

On site there is a separate laundry room with 3 washing machines, tumble dryers, irons an airers. The laundry is free to our residents.

DINING AREA:

Choose to dine inside at your round pine table or outside on your private patio. Both have seating for 4.

LIVING/LOUNGE AREA:

The large open plan living area incorporates the lounge seating, dining table and the kitchen. The floors are fully tiled and there is electric heating.

BEDROOMS:

There are 2 large bedrooms -a double and a twin. Both rooms look out to the front of the property and overlook the pond. All linen is provided and beds are made up for your arrival

GAMES ROOM:

We have a large gamesroon for our guests. Facilites include an American pool table, table tennis, table football,a small selection of gym equipment, board games and there are footballs, badminton and cricket for outside. There is also a video/DVD room with a large selection of discs and tapes and a library of books and magazines

CLEANING INFORMATION:

The property is cleaned ready for your arrival and we would ask that you leave it in a similar state on your departure. All cleaning materials and products are provided including toilet rolls, bin bags and dishwasher tablets so there is no need for you to purchase anything or bring products with you. If you are staying for 2 weeks and would like an interim clean, then this can be arranged for an additional cost of 50 euros. Please advise us of this requirement when booking

CHANGEOVER NOTES:

Change over days are Saturdays although non standard arrival and departure days can usually be accommodated outside of the peak season. Please ask.

Arrival time is 4pm. Departure time is 10am to allow us time to prepare the property for the next guests. If this does not fit with your travel plans please tell us and we will try to accommodate your requirements.

LINEN NOTES:

All bedding, towels and household linen is provided although we would ask you to bring your own pool towels. Beds are made up for your arrival.

If you hire the cot then only a bottom sheet is provided as we find that parents prefer to bring their own bedding for the baby

Sorry no pets allowed as we have our own

BABY FACILITY:

At the request of our guests we can provide a cot and a highchair for the property. Please reserve these items at the time of booking.

ACTIVITY EQUIPMENT:

There are lots of outside games - football, frisbees, cricket and volley ball along with a set of swings in the parkland to the rear of the property. In the gamesroom there is a small selection of gym equipment.

The local landscape makes this an ideal area for walkers and cyclists

LOCAL AMENITIES/ATTRACTIONS:

The property is 1 km from the local supermarket and 2kms from the local town of Segonzac with it's bank, boulangerie, chemist, tabac, tourist office, bar and restaurant. We are 10kms from Cognac with a choice of large supermarkets, a daily food market and a wide choice of restaurants. The nearest beach is 60kms.

Set in the centre of the cognac industry, L'Ancienne Distillerie (Martell)is surrounded by the vines of the cognac producers. We are a short drive from the beaches of the Atlantic or why not discover the picturesque beauty of the Charente river valley. Visit the towns of Bordeaux, La Rochelle, Royan, Rochefort, Perigieux or the roman town of Saintes or simply enjoy the wonderful small villages, romanesque churches and chateaux of the area. The gentle rolling landscape makes this the perfect place for walkers and cyclists.

BOOKING NOTES:

All rates quoted are inclusive for the week. A 25% deposit is payable at the time of booking with the balance to be paid 8 weeks before arrival. Payment can be amde in either euros or sterling. Sorry we do not accept credit cards.

A 50 euros suppliment is payable for single week stays during the peak period.

BATHROOM/ENSUITE:

There is modern large bathroom with a large shower, wash basin, toilet and heated towel rail. All towels (with the exception of pool towels) are provided.
