Contemporary and stylishly furnished 3 bedroomed duplex apartment. This unusually light and spacious property comfortably sleeps 6 people although no under occupancy charge is applicable for less than 6 guests. Set over two floors with a lower floor balcony which runs the length of the apartment and gives lovely views over the small and privately owned complex pools and gardens. The upper floor contains master suite which in addition to en suite bathroom boasts king sized bed, own fitted kitchen, dining area and private roof terrace with panoramic views.

ABOUT THE PROPERTY:

Set within a small and privately owned complex of high specification apartments this beautifully decorated and contemporarily furnished property is the perfect base to relax and enjoy everything that this peaceful and friendly resort has to offer. With the beach, famous for the most beautiful sunsets in Turkey, only 200 metres away and the many sea front restaurants and bars it couldn't be simpler.

The apartment is set over the top two floors of a small block and benefits from additional privacy and light as a result.

The lower floor comprises of a well equipt kitchen with gas oven and hob, washing machine, dishwasher, full size fridge/freezer, kettle, toaster and juice maker plus full crockery and cutlery and cooking utensils for 6 people. The indoor dining area offers an alternative to our larger covered outdoor dining area. The living room has two large and sumptuous sofas which will easily seat 6 people comfortably and has satellite TV, universal DVD player and an MP3/Ipod dock. Two bedrooms, one double bedded with private balcony and one twin bedded, both with plenty of storage space share the bathroom with its modern and effective shower unit. Water pressure in the apartment is good so showers are refreshing and frustration free. The lower floor balcony runs the entire length of the apartment, half being covered to provide a large and comfortable dining area, the other half open for sun worship. The view from this balcony is of the pool and the stunning sunset over the bay to the left.

Following the marble staircase the upper floor contains the master suite with its king sized bed, en suite bathroom, own kitchen with gas oven and hob, fridge, kettle and toaster and utensils and crockery etc for two people. There is a dining area and the room opens out through French windows onto a private roof terrace with panoramic views of the mountains and bay.

An electronic safe is available for storage of valuable items.

Our in resort English representatives are available 24 hours to provide you with assistance regarding any aspect of your stay. We also offer a full meet and greet service, welcome packs at a small extra charge if required, car/bike hire either from the airport or in resort, and transfers to and from the airport.

POOL:

The pool is maintained to a high standard daily as are the loungers, parasols and tables surrounding it. The children's splash pool is fitted with anti slip strips around the edges and there is a shower unit next to the pool itself. Flotation aids/toys are available at the pool side. 4 loungers have been specifically reserved permanently for our guests so that your place by the pool is guaranteed.

PATIO:

The lower floor balcony runs the entire length of the apartment and has a covered dining are to one side where meals can be taken outside whilst protected from the sun. The remaining half of the balcony is uncovered and perfect for sun worshipers. The view from the balcony in the evening is very pleasant and at dusk the sun can be seen setting over the bay.

The upper floor roof terrace provides panoramic views of the mountains and the bay.

GARDEN:

Landscaped and well maintained gardens surround the complex and our full time gardener will ensure that the complex is kept looking tidy at all times.

PARKING:

Off road parking is available at the side of the complex.

KITCHEN:

The lower floor kitchen is fitted with oven and gas hob, washing machine, dishwasher, full size fridge and freezer, kettle, toaster, juice maker in addition to all the crockery and cutlery required for your stay.

The master suite's own kitchen is also equipt with cooker and gas hob, fridge, kettle and toaster and crockery and cutlery for two.

DINING AREA:

There are two dining areas.

The first is the indoor area which offers an alternative to outdoor eating.

The main dining area is on the lower floor balcony where a covered area provides high quality wooden table and chairs comfortably seating 6 people for a full meal. Outdoor lighting is available for the evening times.

LIVING/LOUNGE AREA:

The large and comfortable living room has satellite TV, a universal DVD player and a universal MP3/Ipod dock. With plenty of sumptuous sofa seating six can comfortably relax here surrounded by canvas art and ambient lighting. Floor to ceiling windows slide open to allow access to the balcony area.

BEDROOMS:

The property has three bedrooms. Two on the lower floor and the master suite on the upper floor.

On the lower floor there is one double bedded room with plenty of storage space, remote controlled air conditioning and its own private balcony. There is also a twin bedded room,again with plenty of storage space and remote control air conditioning and has its own access to the main balcony.

The upper floor master suite benefits from a king sized bed, en suite bathroom, own kitchen, dining area and private roof terrace. It is reached via the marble staircase from the lower floor. Again there is plenty of storage space and remote controlled air conditioning. An electronic pin code safe is also fitted for storage of valuable items.

CLEANING INFORMATION:

Cleaning and linen changes are included in the cost of the rental and for those staying for two weeks or more there is also an inclusive weekly linen change.
Extra cleaning is available at a charge of 35 per clean should you require.

CHANGEOVER NOTES:

There is no set changeover day but the earliest check in time is 3pm and the latest checkout time is 10am. Where possible, other bookings permitting, we will try to be flexible on check in and check out times but this cannot be guaranteed and confirmation of this arrangement must be made via the owner before departure.

LINEN NOTES:

Bed linen, kitchen linen and towels are all included although we ask you to bring your own beach towels as our own are not to be removed from the apartment.

ACTIVITY EQUIPMENT:

Flotation aids/pool toys are provided and are left at the side of the pool by our pool maintenance person each morning for your enjoyment.

LOCAL AMENITIES/ATTRACTIONS:

100 metres from the famous Calis Beach with its beautiful sunsets and the loggerhead turtles that come and lay their eggs in the sand. There is a water park within 5 minutes walk of the apartment (or short dolmus ride) where kids large and small can enjoy the slides and splash pools! The beach also has its own watersports school with its own bar and restaurant set out on the beach. Here they offer windsurfing and waterskiiing in addition to many other water based activities.
Dolmus (public minibus) stop outside the mini supermarket only 20 metres from apartment where the bus will take you into Fethiye in 15 minutes for less than a pound per person. Alternatively you can take a 30 minute water taxi from the town centre where, during the day, as you pass through the rare and protected reed beds you can often see kingfishers nestled in the banks and at night can experience a breathtaking view of Fethiye and its approach lit from the water.
Fethiye is a vibrant and attractive town. In the harbour, near to where the fishermen tie up their boats, it is possible to see loggerhead turtles playing and surfacing in the shallow harbour water. A real treat for those who prefer to see wildlife in its natural setting. Move across the road and into the covered market area with its maze of lanes and alleyways lined with fascinating shops and stalls. Restaurants also abound in this pedestrianised area. A visit to the 12th century hamam (turkish bath) is a must where you can relax and rejuvenate your skin in truly authentic surroundings.
A hire car is a good idea if you wish to explore wider afield. There are plenty of things to see and to visit. Alternatively, it is easy and cheap to book excursions with escorted tours purchased on the seafront at Calis for as little as 12 pounds per person. Some of the attractions and historical sites worth seeing include:-

Olu Deniz - The famous blue lagoon where you can relax on the beach and take in the stunning and peaceful surroundings. For the adventurous take a land cruiser up to the top of the mountain and tandem parascend from the top. The views are spectacular.

Karakoy - The deserted village inhabited by a Greek community since the 14th century, finally left to fall into disarray in the early 1920's when as part of Ataturk's reciprocal repatriation scheme they left the village and returned to Greece. Very atmospheric and stunning sea views at the top of the village.

Dalyan - Experience a trip to the mud baths, where even sophisticated 'grown ups' become big kids again. The mud and the sulpher jacuzzi baths combine to leave skin feeling soft and smooth. Take a ride down the 'turtle' river and ask your guide to show you terrapins (wild) in the reed banks. If you are very lucky you may also see a turtle. As you motor down the river the tombs carved from the stone river banks are magnificent, and the explanation behind them fascinating.

12 Islands Tour - A day out on a large and well equipt boat, where lunch is served and cold and hot drinks and snacks are available all day. Sail out to the islands dotted around this coastline and visit the baths where Cleopatra is supposed to have bathed. Cristal clear water invites to to jump in and swim or paddle as the boat makes its stops at deserted island coves. Occasionally it may be possible to see dolphins. Look out for the flying fish!

Saklikent Gorge - For the intrepid the gill scramble up this 1km ravine is definitely worth the effort. For those less energetic there is a short, purpose built walkway with a traditional Turkish tea shop at the end set in shaded tree lined peace where the sound of the water crashing through waterfalls on its way down from the mountains reminds you of just how the ravine was formed.

Tlos/Yakapark - Visit these in tandem with Saklikent and make a full day out. At Tlos the remains of this once great and important city clearly show Lycian, Greek and Roman influences. Bellerephone, the rider of the mystical Pegusus, is purported to have been buried here and his wall tomb can be visited. Once Tlos has been explored then carry on up the hill where you will find, at the top, the Yakapark where you can sit in tree shaded surroundings in traditional Turkish seating with waterfalls and bird song whilst you chose your meal. Delicious freshly caught and cooked trout is their specialty and you can see the trout in cold, clear mountain water ponds next to the bar area.

Kas - is definately worth a visit if you have time. It is a very pretty harbour town and is one of the best places to scuba dive from. There they have the world's oldest ship wreck - an Ottoman cargo ship which can be dived on. There is also a WW2 Italian Bomber plane at 50 metres for the more experienced amongst you. Diving is also available out of Fethiye and if you dive from here you should keep your eyes open for seahorses.

The above are just a small selection of what is available to you within an hour or less journey from the apartment. This part of Turkey is laden with historical and archaeological sites and for those who are interested in how the ancient world worked and how the modern world came to be it doesn't get better than this. A Lonely Planet or Rough Guide type book will help you identify the sites which are less well known but all the more spectacular for this.

A 30% non-refundable booking deposit is required to secure the property and this is payable within two days of your initial telephone or email booking.

The remaining balance is payable within 8 weeks of your departure date.

A refundable breakages deposit of 150 is payable when your balance is due and will be returned to you within 5 days of your departure.

BATHROOM/ENSUITE:

Both bathrooms benefit from shower units with good water pressure and modern fittings so showers are refreshing and frustration free.
