Haus Anna Maria was refurbished and tastefully modernised a few years ago but still oozes character. It has just been newly furnished ready for letting. It has 3 double bedrooms.
The house is fully fitted to comfortably accommodate 6 adults/people.
Smoking is NOT allowed in the house.
Haus Anna Maria has 1 parking place immediately in front of the house.
Prices quoted are for 2 people. Additional people at EUR10 per person per night. Minimum 3 Nights. Finish Cleaning is Euro 35 extra

ABOUT THE PROPERTY:

Haus Anna Maria is situated in the heart of Bernkastel a lovely historic town on the banks of the Mosel river and surrounded by vineyards.
The house has a ground floor fully fitted kitchen with oven, microwave, fridge, a kitchen table/6 chairs, a separate Utility Room with separate washing machine and tumble dryer and downstairs WC. The first floor comprises a large open plan beamed lounge/dinning room with 3 seater and 2 seater settees plus a single armchair together with a dining table with 6 chairs. It has cable TV, DVD and CD players. The second floor has 2 bedrooms and the bathroom which has bath and separate newly installed shower. The top floor houses the master bedroom which also leads to a small terrace. This bedroom has a separate wine (or beer!) fridge to save you popping up and down the stairs for replacements. The house has free WiFi for guests use. Children are welome at the property but it is NOT suitable for those of an age requiring stair gates.

PARKING:

The house has one parking place immediately in front of it. Another parking place in front of the house is let to a nearby hotel, so I must stress there is only one parking space available.

KITCHEN:

This is a modern kitchen and is fully fitted including electric oven and hob, microwave, dishwasher, fridge (NO freezer) as well as the expeced kettle, coffee perculator, toaster etc etc.
At the back of the kitchen area is a kitchen table with 6 chairs.

UTILITY AREA:

This is on the ground floor leading off the kitchen and contain a washing machine, tumble dryer, iron, and ironing board.

DINING AREA:

There is an open plan dining area/lounge on the first floor (this takes up the whole of the first floor). The dining area has a table which comfortably seats 6 and has 6 chairs.
There is a CD player for those who like some musical accompaniament with their meals.

BEDROOMS:

The master Bedroom on the top floor has sattelite TV + a wine fridge.
All rooms have clock radio + hair dryer.

CLEANING INFORMATION:

Finish Cleaning is undertaken by Marchenhotel for me, at a cost of Euro 35,00 to guests per holiday (i.e. regardless of length of stay/no. of people).

CHANGEOVER NOTES:

Keys are available from 16:00 on the arrival date and the house should be vacated by 10:00 on the departure date.

LINEN NOTES:

All linen, towels and t-towels are included.

PET NOTES:

I regret pets are not allowed.

BOOKING NOTES:

Please note all prices are for 2 people. Additional people are charged at GBP7.50 per person per night.
Finish Cleaning is payable in addition at Euro 35,00 per holiday 9regardless of length of stay or no. of people).

GARAGE NOTES:

There is no garage, but there is paring for 1 car directtly outside the house.
