ABOUT THE PROPERTY:

The property was finished this year and is decorated and furnished in a modern style.It has 3 bedrooms all with 6 single beds in that are on a sliding mechanism so you can leave them separate or have a 6ft double.
It is on the edge of the village Pera which has all the facilities you would need in a 5 min walk. It approx 300sq m accomodation on 3 levels. Private pool and gardens with various patios and terraces. It is a very bright sunny property with all bedrooms and lounge south facings with distant views of the sea and open fields and is situated on the newly built road which leads onto the road going to the Beach. A bus service passes the property and there is more connections in the village as Pera is situated to the left of the en125

POOL:

The pool is for the sole use of the house and is approximately 8.5m x 4m.It is a tiled pool with dark blue mosaic tiles. The patio surround in a buff colour.
Tiled steps lead into the pool giving it an L shaped look. There is also a shower and space for several loungers. It has a shallow and a deep end.

PATIO:

It has a front covered patio area with a cicular stone table and benches
The lounge as well as the bottom bedroom leads through patio doors onto another partly covered terrace with loungers a plastic table for 6 which overlooks the pool and views to the side of open countryside and the road which continues on down to the beach. The master bedroom has the same views and leads onto a roof terrace with sunloungers and table.
top bedroom and the kitchen have small balconies.Top patio on the front off the house has a nice patio set for 6 with another lounger.
There are 2 grass areas surrounding the house with a barbecue. there is a further patio area arround the pool with loungers.

GARDEN:

2 lawned areas with hedging and plants. Both in full sun

PARKING:

There is parking outside the property and also a drive that leads down to the garage( which is currently used as a large games room with a table tennis table,football table, darts board, corner bedsette tv and dvd,full height double blow up bed and exercise machines.

KITCHEN:

Kitchen with washing machine,fridgefreezer,dishwasher hob and cooker. Microwave.

UTILITY AREA:

There is no separate utility although the downstairs has has a large storage walk in cuboard which can store suitcases etc.

DINING AREA:

The kitchen is big enough to accomodate a dining table with 6 seats.

LIVING/LOUNGE AREA:

The lounge has open views and leads onto patio. With a corner fireplace,woodburner, artcool mirror airconditioning in all bedrooms and lounge. 2 very comfortable 4 seater settees. Tv and dvd player with english freeview channels.

BEDROOMS:

3 bedrooms with european beds all with views and balcony or terr.
Fitted wardrobes. Master bedroom has extra tv which is linked to the sky box. Stereo also in the master and flop out sofa bed suitable for child

GAMES ROOM:

as previously mentioned at the bottom of the property underneath with 2 windows and can be used for additinal sleeping for children or teenagers if required.

CLEANING INFORMATION:

The management company can arrange for maid sevice if required at an additional cost. Their office is a 5 min walk and is staffed by engish and poruguese speaking staff. They will meet and greet and can supply you with additional services if required

CHANGEOVER NOTES:

Saturday to saturday unless arranged otherwise. Incoming guests arrival 4pm and outgoing guest by 10am please, unless arranged otherwise by the managements company which is only 2 min walk away

LINEN NOTES:

linnen provided but please bring your own beach and pool towels

PET NOTES:

may cosider small well behaved pets as long as the owner cleans up after them. A deposit will be required and will be returned by the mamagement company when the property has been checked.

BABY FACILITY:

check with management company for cot hire baby chairs etc

ACTIVITY EQUIPMENT:

table tennis,football table, exercise equipment and darts board

LOCAL AMENITIES/ATTRACTIONS:

A car is reccommended for those who wish to get out and about but it is very centrally located for all the previously mentioned attractions beaches and Golf courses. Again the management company can supply competitve rates for the golf courses and car hire
