ABOUT THE PROPERTY:

The villa located at Walnut Grove, Kato Paphos, is a newly built and has three double bedrooms. Walnut Grove is a small gated community of apartments and villas with its own communal swimming pools in the secluded setting of walnut trees within 1.3km (0.8 miles) of the historic old harbour and beaches. Paphos international airport is only 15 minutes' drive away. Air conditioning is available in all rooms

POOL:

The villa is next to, and has an uninterrupted view of, the communal adult and children's swimming pools which is ideal for keeping an eye on children whilst adults relax on the villa balcony enjoying a well earned drink after a hard day's sightseeing. The pool terrace enjoys comfortable private sun-beds and pool parasol. The communal pool area has its own toilet and changing facilities.

PARKING:

Private parking is available in front tof the villa and also near the swimming pool.

KITCHEN:

Well equipped open plan kitchen with granite work surfaces, hob, oven, microwave, fridge/freezer, washing machine and dishwasher.

LIVING/LOUNGE AREA:

There is a large open plan dining room and lounge with patio doors opening onto the downstairs patio and tiled front garden. One of the sofas in the lounge is also a bed-sofa to accommodate a further two people. There is a downstairs toilet and storage cupboard.

BEDROOMS:

Upstairs, bedroom one, the master bedroom has a double bed, its own en-suite shower and toilet and opens onto the upstairs balcony which overlooks the swimming pool. Bedroom two has two single beds and patio doors which also open onto the balcony. Bedroom three has two single beds. All bedrooms have high ceilings and plenty of hanging/storage space, the master bedroom closet containing a safe.

GAMES ROOM:

Within the lounge is a DVD player, satellite TV with full subscription, a CD/radio player and miscellaneous board games and books.

LOCAL AMENITIES/ATTRACTIONS:

The villa has its own car parking space in front. The villa is set in a secluded complex within walking distance of the town centre and local beaches. There is a general store located next to the complex for the purchase of groceries, provisions, newspapers etc. There is also a small cafe, Pambis, next to the complex. There is a large supermarket (called Orphanides) within four minutes drive of the villa.

There is a separate upstairs bathroom with bath/shower and toilet and another toilet downstairs. The master bedroom has its own en suite.
