Our luxury, privately owned, two story, fully air conditioned, no smoking and no pets villa is well positioned in the very popular area West of Disney.
Regular vacationers return to this area year after year for its convenience and its rural location.
You will be located well away from the hustle bustle of Kissimmee and International Drive yet only a short drive from the airport, theme parks and the beautiful Atlantic and Gulf coast beaches.

Our spacious open plan great room/lounge with vaulted cathedral ceilings greets you as you enter the front door.
It provides you with a very homely and comfortable living area where relaxation is the order of the day especially when you need to recharge your batteries after a long day at the parks, malls or beaches.
Your view out over the pool deck and to the golf course beyond is fabulous.

Our large and extended pool deck, which has recently been completely repainted, is home to a NEW range of deep seated luxury pool furniture.
For your comfort and relaxation, we have included four sun beds, four matching dinette chairs and an octagonal table which will comfortably seat eight people. Extra chairs are available.

Lanai

Our covered shady lanai provides you with the ideal place to cool off from the sun, or as the mood takes you, to simply eat al fresco.
Just imagine watching the sun go down after a long day in the parks and sitting with a cool glass of wine or whatever your tipple may be, just soaking up the atmosphere.
Even when the odd shower develops, you can still remain outside relaxing in the open air.

GARDEN:

Well maintained grassed areas to front sides and rear with a number of specimen tropical plantings.
Rear garden has unrestricted views over 4th fairway of Polo Park East Golf Course.
Natural water hazard with local wildlife seperates golf course from rear garden.

BEDROOMS:

Master suite

The ground floor spacious master suite leads off the lounge and overlooks the pool deck and can be accessed through the patio doors. It has an extremely comfortable queen sized bed with newly added memory foam mattress topper, dresser, mirror, nightstands with lamps, alarm clock and ceiling fan. This bedroom is very private and is an excellent place to escape, relax and unwind.
Located in the hallway is a well stocked store cupboard where you will find an assortment of towels for your use in the bathrooms.
For your enjoyment there is a 32 inch cable TV and DVD player.

Double bedroom

This spacious upstairs double bedroom includes a double/full bed, dresser, nightstands and bedside lamp. The folding double doors open up into a large in double closet with plenty of hanging space.
It enjoys a lovely vista with excellent views over the 4th fairway of the golf course and views of the magnificent sunsets.
For your enjoyment a cable TV is also located in this room

Twin “dolphin themed” bedroom

This room is a favourite with children of all ages, either boys or girls. It includes twin beds, with dolphin linen, dresser, lamp and dolphin pictures.
The double folding doors open into a double closet with ample hanging space for clothes.
This room also features another TV together with a New Sony PS2.

Twin bedroom two

This room also has two twin beds, dresser, table lamp and double folding doors that open into a double closet.
For your enjoyment a cable TV is also located in this room

GAMES ROOM:

A full size pool table is provided and located adjacent to the dining room.
For your further entertainment, a range of puzzles, books and board games have also been provided.

CLEANING INFORMATION:

At the end of your stay and before you leave, we ask you to please put all the used and appropriate bed linen in the washing machine and set it to wash. Our cleaning staff will do the rest.
After segregating your trash.
Please leave it bagged and stored inside the garage.
Our management team will take care of it.

CHANGEOVER NOTES:

Check-out is no later than 11-00 AM and Check-in is available from 4-00PM so that our cleaning staff can fully prepare our home for your vacation.

LINEN NOTES:

All linen is provided.
Towels are available for use with the pool side sun loungers.
We ask you to please provide your own for use at the beaches or theme parks.

PET NOTES:

Unfortunately,no pets are allowed.

BABY FACILITY:

Compilmentary use of Crib, Hi-Chair and Stroller are provided for use during your stay.

ACTIVITY EQUIPMENT:

Golf clubs etc and buggies can be hired at the golf course club shop.
A permit to fish in Lake davenport can be purchased in Wal Mart. (own equipment needed)
Tennis raquets are provided. Please provide your own balls.

LOCAL AMENITIES/ATTRACTIONS:

Esprit has its own community swimming pool and covered cabana. There is also a boardwalk down to Lake Davenport, where you can fish (local permit required).
There is also a boat launch slipway for ease of launching your own craft.
Two tennis courts and a basketball court are also provided and you can take advantage of playing a round golf on Polo Park East golf course (local fee) which winds its way through the sub division.
Just outside the comunity is a gas station, Subway, licor store, bar, bank and Indian restaurant.
A Publix supermarket is located a few minutes drive South on US27 and another one is located just East onto the US192.
A 24 hour Wal Mart superstore and a Winn Dixie outlet is located a few minutes North on the US27.
Hot air balloon rides can also be booked nearby.

BOOKING NOTES:

We will require a deposit of $350 to reserve your dates and the final balance amount is due 8 weeks prior to your arrival date. With your balance check we also require a $250 REFUNDABLE security check, which will be refunded no later than 30 days following the departure date, to the extent that our home and its contents have been left in proper order, clean and free from any damage.

Bookings are only finally confirmed when we receive your deposit.
We use either Paypal or personal check for these transactions.

You do NOT need to have a Paypal account to use this service; it is all done automatically from us. You simply follow the instructions you receive in order to pay us your deposit/balance.

Guests who already have Paypal accounts will already be familiar with this service. There is however, a surcharge of 3.9% levied by Paypal for using this service.
If you prefer to pay your deposit/balance by check, we will send you the address of our management company in Florida and you can mail your check to them.
After clearing in our bank, we will send you an electronic invoice.

When you make a booking we will send you a link for the purchase of discounted theme park tickets.

GARAGE NOTES:

The double garage will comfortably take two cars. The washing machine, tumble dryer and A/C system are also located here.

BATHROOM/ENSUITE:

Master en-suite

This large en-suite bathroom is fitted with a Roman style tub/bath and integral shower unit. A feature mirrored wall stretches along the sink area is complete with “Hollywood style spotlights”. There is ample cupboard space and a hairdryer is also provided.
The walk in closet is also equipped with ample storage space for suitcases and shopping bags. Very useful, especially when you return fully laden from retail therapy expeditions in the shopping malls.

Second Bathroom

Upstairs there is a family bathroom complete with bath,shower, sink, vanity unit, hair drier and “Hollywood” style lights. The storage cupboard is well stocked with towels for your use.

Half Bathroom

Located adjacent to the living area is a guest toilet with sink and mirror.
